We do take credit cards but you must be set up in our system. Call the office to get set up; security deposits must be paid by check, cashier’s check, money order, rent can be paid online via our tenant portal

Yes, provided that the property is left in satisfactory condition upon move-out. 

Your move-in costs will typically consist of:

  • Application fee
  • Security deposit
  • First month’s rent

While the property itself is insured against fire, flood, storms, etc., your personal belongings are not. We strongly encourage all our residents to obtain renters insurance from their local agent. 

Appliances vary by property.

No, we will call you the moment your application is completed.

Normally it takes 2-3 business days depending on how quickly your employment and landlord references are able to respond. 

If you are self-employed you will need to provide tax returns for the past 2 years and last 3 months of bank statements. 

We invite co-signers in the event the applicants credit score does not meet our rental criteria. We do NOT accept co-signers for income purposes. 

Yes, all persons over 18 must submit a separate application regardless of marital status. 

Generally, all occupants’ incomes are combined to determine income qualifications. Qualified income must meet the amount of 3 times the amount of rent. (Ex: If rent is $1,000.00, qualified income must meet a minimum of $3,000.00 per month.)

All applicants are entitled to receive a copy of their credit report. Once we have processed your application, you may request a copy of it at anytime. You may only obtain a copy of your own credit report. 

While credit standards may vary, some general credit guidelines include:

  • Minimal average FICO score of 600.
  • No Evictions
  • No Negative Rental History
  • No open bankruptcies

Providing the correct documents with your application greatly speeds up the process. Please include the following:

  • Proof on income
  • Copy of ID
  • Proof of Social Security Card
     

Yes, many of our advertised properties are still occupied and are not ready to be shown. However, if you are interested in a property that is not yet vacant, you can still submit an application. 

Once you are approved and a deposit has been received, a vacant property can be held for up to 14 days.

 

No. Until your application is approved, all offers to rent will be considered. However, once you are approved and a deposit is put down, the property is then taken off the market.

Leases are typically 6-12 months in length.

Our office is open Monday-Friday from 9 a.m.-5 p.m. Our main office is closed on weekends, though maintenance is available on call.
